Cottage and KeysThe Local Search Company Limited was established in 1992 and is based within the City of Lincoln. We provide Personal Local Searches and other reports for conveyancing solicitors, estate agents and any individual who may wish to use our service. Local Searches are required by banks and building societies for mortgage purposes and as part of Home Information Packs and are usually requested by the solicitor or agent acting for the client who is selling, buying or re-mortgaging.

Home Information Packs (HIPS) introduced in 2007 are mandatory for every property prior to marketing. The completed packs must be made available by the seller of the property or their agent for viewing by any interested party and are intended to speed up the house buying process.

We have an excellent regular client base that use our business to provide their Local Searches and reports in Lincolnshire and neighbouring districts. The managing director, Steph Bosnell, worked in, and ran the Local Land Charges Section of a Local Authority for many years building up an invaluable knowledge and insight into the workings of Local Land Charges and Local Searches, naturally this experience is passed on to all members of the team who work for and compile Local Searches on behalf of the company.

The Local Search Company is an independant local firm, not a franchise, this enables us to guarantee a completely professional, friendly and personal service at all times – we are small enough to care and big enough to deliver. Our aim is to provide the best service for our clients and help in any way we can when tight deadlines are to be met and/or other areas of information are required with regard to the property the client is dealing with.

We carry full professional indemnity insurance of £2million per claim and will return the completed Search reports within 1 to 5 working days. (Subject to access at the Local Authority).

Completed Search reports can be returned online or in paper format which ever is preferable to the client.
